19-25 Rockingham Street was built in 1894 on a level and rectangular lot of 5000 square feet. Rockingham Street, LLC acquired the property in early January 2016 and construction began in February, with the goal of completely transforming the original structure. The end result is two luxury townhomes designed and built with the future owner in mind. We married functionality with modern design and customized the buildout with tasteful highend finishes. Here is a list of what was accomplished at Rockingham:

 

Structural design

 
  • The entire house was insulated with closed cell foam insulation for all outside walls, crawl spaces, attics, and basements. In addition to saving energy with better temperature control, foam insulation provides outstanding water resistance and adds structural strength. Fiberglass insulation was added between floors and interior walls.
  • Firewall separating the two townhomes, built with the utmost safety standards and designed as a sound-proof barrier. Two layers of 5/8” sheet rock sandwiches two layers of Roxul material to ensure superior fire resistance and acoustical performance. In addition, studs were staggered inside the walls to further reduce the sound travel from one unit to the other. All walls are made of 5/8” sheet rock material instead of the typical 1/2” for better insulation and better fire protection.
  • A new rubber roof was added and firerated top grade shingles were used.
  • Hardie Plank fiber cement siding was used. The pros of using fiber cement are: longevity (30 year warranty), boards are factory painted with 10 year warranty, boards are 90% sand and cement which makes them fire resistant, and they are proven weather resistant.
  • The heating and air-conditioning systems are energy efficient American Standard Gold series. Each townhouse is divided into three zones. Zone one includes the lower level and the first floor, zone two is the second floor, and zone three is the third floor. One system is placed in the mechanical room in the lower level and the other is on the third floor.
  • A new concrete slab was added in the basement surrounded by a french drain system connected to a sump pump in the mechanical room.
  • The basement door is built to withstand weather and an additional rot guard was added for extra protection.
  • Concrete was poured under the back deck for dry storage and an accessible storage space was created for garden supplies.
  • A drainage system was created and piped to keep water away from the house.
  • Each townhome has a dedicated main water line, gas line, 200 AMP electrical service, high efficiency boiler/hot water tank with 97% thermal efficiency rating, and HVAC system. 
  • Sensor operated security lighting was installed around the property.
  • The house has a high yield solar potential of 14KW.
 

Architectural Design

 
  • Details such as European white oak hardwood floors, custom mahogany pivot doors, granite stairs at front and back entrances, and high-end tiles are included throughout the property.
  • Kitchen includes a 12’ Cambria Quartz island and an amazing glass tile backsplash.
  • Top of the line Sub-Zero and Wolf appliances and a custom Miele hood that is vented to the exterior, finish off the kitchen details. It also includes a Dornbracht high-end kitchen faucet over a highly functional Kohler Prolific sink with all its accessories.
  • Living room includes a bay window alcove and a floating gas fireplace with porcelain wrap around base. A place for a 50” TV can be created above the fireplace and recessed, if desired.
  • Anderson doors and 400 series Anderson windows are used throughout the house.
  • Custom kitchen cabinetry and bathroom vanities were designed by Pierre Matta of Newton Kitchen and Design.
  • The master bedroom closet was designed by California Closet Company.
  • The master bedroom also includes a Juliet balcony that overlooks the landscaped backyard.
  • A laundry chute from the second floor leads from the master bedroom custom closet to the laundry room. Laundry is collected in a closet inside the fully functioning laundry room that includes side by side LG washer and dryer, as well as plenty of work and storage space.
  • A storage room was created in the basement near the mechanical room for bike storage and other uses.
  • A horizontal kiln-dried red cedar fence surrounds the lot.
  • The garden includes birch trees, dogwood trees, and summer hydrangeas.
